**When a licensed Realtor represents a buyer or seller in a transaction its usually through an Exclusive written representation agreement, this moves a customer into the sought-after (Client position).
All licensed Realtors are held to a higher standard and adhere to a strict Code of Ethics; Article 1 states Realtors should treat all parties honestly but must do more for clients including protect and promote their interests first.
Customer >> receives limited information and services but no advice or opinions with respect to property decisions or negotiations. Customers also risk their potential Realtor acting as a subagent to the seller’s your potential Realtor is not looking out for the best interest of the (seller).
Ø Non-Representation
Subagent>> Is when a license holder assists a buyer in a real estate transaction without a representation agreement. A subagent can assist the buyer but doesn’t represent the buyer. Because of this a Realtor is not obligated to offer advice, opinions or disclose information that would compromise the seller’s position. Without a representation agreement the Realtor must put the interest of the Seller first. *Not a good position to be in with such a large investment
Ø Non-Representation
Client >> Receive benefits and access to the Realtors database which allows the Realtor to go above and beyond standard service. Clients receive advice, opinions and suggestions critical when negotiations begin. Realtors must preserve confidential information for clients in ways that don’t apply to customers and put the interest of the client above all others.
